P+HS Architects and McAvoy secure £65m Lynfield Mount Hospital redevelopment approval to progress to construction

The construction powerhouses will deliver a £65m modernisation of a mental health hospital in Bradford, following full business case approval

The long-planned redevelopment of Lynfield Mount Hospital in Bradford has reached a key milestone, with a full business case approval confirmed by the Department of Health and Social Care.

This will enable the scheme to move into the construction phase.

The £65m project, led by Bradford District Care NHS Foundation Trust, will deliver a major modernisation of inpatient mental health provision through a combination of refurbishment and new-build development.

The scheme is being designed by P+HS Architects, with delivery in partnership with modular specialist McAvoy.

Plans include the refurbishment of bedrooms across two existing wards to provide 100% en-suite accommodation, alongside the construction of a new two-storey modular ward block.

The new facilities will provide improved inpatient environments, enhanced clinical and therapeutic spaces, and upgraded staff areas. 

The design has been developed to support modern models of mental healthcare, with a focus on dignity, safety, recovery and long-term flexibility.

Co-production with service users, carers, clinical teams and estates staff has shaped the proposals, with emphasis placed on access to natural light, outdoor space, and clear, calming internal layouts intended to support recovery and wellbeing.

“Achieving funding approval from the Department of Health and Social Care marks a significant step forward in the creation of new high-quality mental healthcare facilities for the Bradford community,” said Stephen Clayton, Preconstruction Director at McAvoy.

What is next for the mental health hospital redevelopment? 

The approval follows confirmation of £50m in government funding for the scheme, announced by Minister of State for Health Karin Smyth.

The project aligns with the priorities set by NHS England around improving mental health estates, reducing reliance on outdated infrastructure and delivering modernised mental health facilities.

With Full Business Case approval now secured, the project team will progress into the construction phase, delivering a phased transformation of the site and supporting long-term improvements in mental health inpatient care across Bradford and the wider region.
