A £100m private ambulatory surgery centre is set to be developed at No 1 Harley Street in London’s Harley Street Health District.
The announcement follows a lease agreement between the healthcare investment company 10M Healthcare and The Howard de Walden Estate.
The Howard de Walden Estate, which owns and manages much of the Harley Street Health District, said the letting reflects continued demand for high-quality ambulatory care space and supports its strategy to develop a more integrated healthcare ecosystem in central London.
The operator of the new facility has not yet been confirmed, although it will join the Harley Street Health District, where private providers already account for around 40% of London’s private healthcare activity and include major occupiers such as HCA Healthcare UK, The London Clinic, Cleveland Clinic London and Mayo Clinic Healthcare.
The deal, advised by Cushman & Wakefield, will see the central London site transformed into a same-day surgical facility.
A representative told Building Better Healthcare that the site will be developed by the property development and design business Fenton Whelan, and is expected to open in Q4 2026.
The facility will deliver same-day surgical treatments for private patients across orthopaedics, neurology, gynaecology and women’s and women’s health, cardiology, dermatology, and ear, nose and throat services.
Designed as a multi-speciality ambulatory surgery centre, the unit will include five operating theatres alongside GP consultation rooms, diagnostic screening services and wellbeing suites.
The development is intended to bring multiple stages of the care pathway together under one roof, reducing reliance on overnight hospital stays and supporting more streamlined patient treatment.
10M Healthcare is leading the development of the scheme. Cushman & Wakefield advised 10M Healthcare throughout the transaction.
Evi Georgadidis, Senior Surveyor for Healthcare Capital Markets at Cushman & Wakefield, said that the location was a key factor in securing the deal.
She said No 1 Harley Street was selected due to its position within the Harley Street Health District, strong transport connectivity and established clinical reputation, adding that the firm was “incredibly proud” to have advised on the transaction.
